Mortgage Designer v1.2 for Windows provides the following over v1.1:
- Mortgage Master for Windows is now called Mortgage Designer. The
name had to be changed because an earlier Mortgage Master (under DOS)
was discovered.
- Speeded up the calculations for yearly principal and interest by 100
times. This doesn't matter much on 386/486 machines but helps a lot
on slow 286s. This was accomplished by retaining previous results in
global memory between multiple uses of the functions (uses another 20K
of RAM).
- Added a database for mortgages. You can now have a virtually unlimited
number stored complete with descriptions. Any record can be specified
as the startup default record for Mortgage Designer defaults! You can
easily select between different standardized mortgages using this feature.
- Mortgage Designer now supports quarterly and yearly payments. The main
driver for additional repayment flexibility was mortgages from the
Federal Land Bank where they are paid when the farmers sell their yearly
crop. Also added additional logic to the amortization schedule display
to allow paging of any term mortgage.
- Standardized all the push buttons to the same size where possible. This
makes Mortgage Designer a little easier to use since the user interface is
the same throughout the program. Also standardized their order (help is
always the right or lower button, OK/Done is next to it).
- Expanded the default mortgage info dialog box to contain additional
buttons for terms.
- Added a dynamic loan lifetime P&I pie chart to the "What if?" dialog box
and a short discussion in the help to discuss how you can save money using
this new feature.
- On the "What if?" Log to File function, added automatic calculations
so that the log file will always contain good calculations. Before this
you had to manually use the calculate function first then Log to File.
- Expanded the built-in help (both additional pages and more per page).
- Correct a rare condition where some of the freshly updated data on the
"What if?" dialog box might not always be maintained through changes of
the payment type (i.e. monthly to two week).
- On the "Reports - Amortization Schedule...", moved the Interest a little
to the right to prevent numbers displaying too close together for maximum
principal/interest with minimum term calculations. File/print was fine.
- Added a top line to amortization reports to allow them to be customized
through the use of the new comment field. If the comment exists, it will
be used as the top line for display/file/print amortization reports.
- Added a "Yearly Tax Savings" estimate under the Tax Time area. Estimates
are provided for default tax brackets 15%, 28%, and 33%. User configurable.
- Expanded the program defaults area. It now contains only program specific
information complete with additional help. The database area, under loan
defaults, contains all loan specific information for multiple loans.
- Expanded the keyboard interface for the amortization schedule display.
Mortgage Designer now loads a keyboard accelerator table to allow you to use
keyboard PgUp, PgDn, Esc, and F1 keys in addition to the normal menu picks.
- Corrected a minor problem with the invoice and amortization table printing
where they might not print correctly under very rare conditions.
- Cleaned up the amortization schedule display to more closely follow the
common user access (CUA) programming guidelines. Makes it easier to use!
- Added principal, interest, taxes, and insurance (PITI) calculations. The
percent or dollar figure for interest and taxes can be stored as defaults.
- Minor bug fixes and corrections.
Mortgage Designer v1.21 for Windows provides the following over v1.20:
- Corrected a problem with the amortization schedule reports where Alt+N for
next page could under rare conditions also call up the help screen.
- Added a file called VENDORS.DOC to list additional sources for Mortgage
Designer.
- Other minor touchups to work better under the new Windows 3.1 upgrade.
